In general, what are you looking for when you work with a lender?

What was the main challenge on this particular deal?
Thewlies: “Initially, I attempted to wholesale the property, but I quickly realized it was a challenging prospect — 12 dumpsters filled with trash just weren’t appealing to buyers. After cleaning out the house, I shifted my strategy to a wholetail, but still faced the tough market; no buyers were interested.”


How did Silver Hill help you overcome the challenge and get this deal done?
Thewlies: “Silver Hill stepped in at a crucial time. They offered a low cash down payment of less than $3,000, which allowed me to access the funds I needed quickly. Their straightforward process for draws was incredibly efficient—after taking photos of the cleanout/demo, the funds were deposited into my account within 48 hours. This quick turnaround helped me cover dumpster costs and labor without putting a strain on my cash flow.


When there were no takers even after the cleanout, I decided to rehab the property. Once again, Silver Hill’s easy draw process allowed me to pay my contractors promptly and keep the project moving smoothly. I’ve repeated this process successfully multiple times with Silver Hill, and their low down payment and flexible draw system consistently prove to be a winning combination.”
